Ablestar Premier Homes offers a full or partial construction Project Management Service to those who purchase a Viceroy Home through us.
When you purchase a Viceroy home from Ablestar Premier Homes, we do receive a commission on the sale of the Viceroy shell. This helps us offset the 15% flat rate fee we charge as Project Managers for the balance of the construction portion of the project. In addition to that it helps up keep track and control of the design development process from conceptual preliminary stage through to the final architectural construction drawings. It also allows us to obtain fairly accurate pricing from trades at the preliminary stage because we use a custom CAD program call Chief Architect. Most of the Model Homes are on Chief Architect and as such, we can make the changes on the drawings at our end for trade pricing prior to the final construction drawings from Viceroy. That is very important if we want to get a jump start on competitive trade pricing. Traditionally when you hire a contractor to construct everything else you need to build your home, the traditional minimum percentage of return to the contractor is 25% and often the sub trade prices are marked up so that the actual hidden costs could go as high as 30% to 40%. The general contractor has no obligation to show you their sub trade prices. If the construction market is busy as it is at this time of year, don't be surprised to see those extra high prices. As I had stated earlier, we offer our Project Management services to customers who purchase their Viceroy home through Ablestar Premier Homes. When we work through Viceroy Projects with our customers as Project Managers, all the cards are on the table, you see and participate in reviewing the sub trade prices. They are not marked up and you control the cash flow as the project progresses. Our flat rate fee would be 15%. No hidden marked up fees. In essence you could save thousands of dollars on your entire project purchasing through Ablestar Premier Homes and constructing through our Project Management services.
